A client called me a few weeks ago, worried because his epoxy floor had lost its shine after three years. He wanted to know if he'd have to redo it. I asked how he was maintaining it.
He used a dry mop once a month and nothing else.
The floor had no problem. It was simply covered in a film of fine dust and dried salt residue. Twenty minutes of cleaning later, it was shining like new again.
What an Epoxy Floor Actually Needs
Not much. That's one of the real advantages of the product, and I think it doesn't get said often enough.
A soft-bristle broom or a vacuum once a week is enough to remove the sand and abrasive gravel that come in with your tires. Sand, over time, is what can scratch the finish — not oil, not salt, not ordinary chemicals.
For a deeper clean, a damp mop with a pH-neutral cleaner (roughly between 6 and 8) does the job. Ammonia-based products or acidic cleaners can attack the topcoat over the long term. It's not catastrophic if it happens once, but regularly it's a bad idea.
What Actually Causes Damage
Motor oil or antifreeze spills. Not because epoxy is permeable to these products — it isn't — but because they can leave a slick film that eventually embeds itself in the micro-irregularities of the finish if left too long. Wipe them up promptly. (This advice applies to ordinary floors too, honestly.)
The other thing: the entry zone, where your tires first touch the floor. That's where salt accumulates most. A mat at that spot significantly reduces abrasion.
When to Actually Worry
Once a year, take a close look at the floor. If you see areas starting to peel at the edges, or spots where the finish seems to be degrading, that's the time to call. A spot repair done early costs a fraction of what a full reapplication costs.
If the floor is over 15 years old and starting to show its age overall, it's probably time to think about redoing it. It happens. Good epoxy lasts a long time, but not forever.
