Epoxy Flooring in Brossard: What Others Won't Tell You

Clean residential double garage with finished floor — the result of a well-installed epoxy floor in Brossard

In Brossard, I've been installing epoxy in garages long enough to have seen the same mistakes repeated. Not the clients' mistakes — the contractors' mistakes. Most pages that rank on Google for "epoxy floor Brossard" are hollow shells: a contact form, a list of service cities, and recycled prose with no useful information. Here's what a local installer would tell you in person.

What Makes Brossard Garages Distinct

Brossard isn't uniform. The neighbourhoods around San Marina and Leduc Avenue feature construction typical of the 1980s and 90s — concrete slabs that are 30 to 40 years old with varied histories. Some have had road salt applied for two decades with no protection whatsoever. There are almost always microcracks, sometimes spalling at the expansion joints. That doesn't make epoxy impossible — it changes the preparation, and therefore the cost.

Newer developments near Solar Uniquartier or the newer sections of the Du Quartier neighbourhood have more recent concrete. There, the constraint is different: concrete poured less than 28 days ago cannot receive epoxy, because it continues releasing moisture during its cure process. I've twice seen an enthusiastic homeowner call too soon after moving in. We wait. It's not complicated, but you have to know it.

What an Epoxy Floor in Brossard Actually Costs

I'll give you the numbers that nobody else publishes on their web pages.

For a standard residential garage in Brossard:

  • Single garage (approximately 200 sq ft): $800 to $1,600
  • Double garage (400–500 sq ft): $1,600 to $3,500
  • Double garage with damaged or wet concrete: add 20 to 30% for preparation

These ranges assume a complete professional system: base coat, main coat with decorative flakes, and polyaspartic topcoat. A full polyaspartic system costs 20 to 40% more — not because the product itself is dramatically more expensive, but because the application window is shorter and demands more skill from the applicator.

What really drives the price up is the condition of the concrete. If the slab shows moisture rising through it — more common in garages of homes built in the 1980s than in newer construction — a vapor barrier primer is needed before everything else. That adds roughly $0.50 to $1.00 per square foot, and it's not an optional step.

To understand the differences between available systems, our article on [types of epoxy garage floor coatings](/blog/types-of-epoxy-garage-flooring) details the six main options and their uses.

Preparation: Where Projects Go Wrong

Organized residential garage — before epoxy installation, the entire surface must be mechanically prepared to ensure adhesion

None of the contractors you find on Google for "epoxy floor Brossard" mention preparation on their web pages. That's strange, because that's where the real work happens — and where most failures originate.

The correct method is mechanical scarification: a scarifier or diamond-cup grinder is run over the entire surface to abrade the concrete and open its pores. This creates a bonding profile that epoxy can chemically penetrate. This step generates a lot of dust and noise — that's often when the neighbors come over to see what's going on.

Acid washing alone is not enough. I say this clearly because some contractors still use it to speed up jobs. Epoxy bonded to simply acid-washed concrete may hold at first. After two or three Quebec winters with freeze-thaw cycles, it starts to peel at the edges. Not immediately — but it peels.

Always ask: "How do you prepare the concrete before application?" If the answer doesn't mention mechanical preparation, you have your answer.

Our article on [why concrete preparation is critical](/blog/concrete-preparation-before-epoxy) explains in detail what this step involves and why it determines the floor's lifespan.

Moisture in Brossard Slabs

This is the factor most often overlooked, and it's particularly important on the South Shore. Garages built on slab — common in Brossard's residential neighbourhoods — can show capillary moisture rising, especially in spring after the thaw. On the surface, the slab looks dry. In reality, moisture migrates slowly through the concrete and can compromise epoxy adhesion over the long term.

The simple test: tape an 18" × 18" square of polyethylene to the concrete on all sides and wait 24 hours. If condensation forms under the plastic, the slab has rising moisture. A serious contractor does this test before starting. A contractor who shows up with their products and applies directly without any prior check — that's a signal.

For wet slabs, we use a vapor barrier epoxy primer that blocks moisture migration before applying the finish system. It's not optional — without this coat, the coating will delaminate, and the warranty won't cover problems caused by untreated underlying moisture. The [National Research Council Canada](https://nrc.canada.ca/en/research-development/research-collaboration/programs/sustainable-construction-research) documents the effects of slab moisture on floor coatings in the context of Canadian construction.

How to Read an Epoxy Quote

A serious quote should specify at minimum:

  • The concrete preparation method (mechanical scarification or otherwise — and if it's "otherwise," ask questions)
  • The number of coats and products used (brand, formulation, total thickness)
  • Whether a moisture test is included
  • The return-to-foot-traffic and return-to-vehicle timeline
  • The warranty: duration, what it covers, and what voids it

If the quote simply says "epoxy floor" with a total price and no details, ask questions. A contractor who hesitates to explain their process before signing will probably hesitate to handle problems afterward.

The [Régie du bâtiment du Québec](https://www.rbq.gouv.qc.ca) lets you verify any contractor's license for free on their website. It's a five-minute step that prevents a lot of problems. For epoxy work on a residential concrete slab, the contractor must hold a valid RBQ license.

Standard Epoxy or Polyaspartic for a Brossard Garage

For the vast majority of standard interior residential garages in Brossard, standard epoxy is excellent. Polyaspartic is preferable in two situations: you have a garage with south-facing windows that receive direct sunlight (polyaspartic resists UV significantly better and won't yellow), or you need the garage back quickly (cure time is 6 to 24 hours versus 72 hours for epoxy).

How Long It Lasts

A well-installed epoxy floor in a Brossard garage — with proper mechanical preparation, an appropriate primer if needed, and a professional system — lasts between 15 and 20 years. I've seen installations from the late 1990s still holding up very well twenty years later. I've also seen others starting to crumble after 4 years, because the preparation hadn't been done seriously.

The most important variable isn't the finish product chosen. It's the preparation.

What shortens the lifespan of an epoxy floor: - Road salt used in excessive quantities (a little in winter is normal — a full bucket every morning is too much) - Oil or antifreeze stains left for several days without cleaning - Lack of basic maintenance — a broom once a week to remove the abrasive gravel that gradually scratches the finish

For day-to-day care, our article [how to maintain an epoxy floor](/blog/epoxy-floor-maintenance) covers what to do and, more importantly, what to avoid.

How much does an epoxy floor cost for a double garage in Brossard?

For a standard double garage of 400–500 sq ft, expect between $1,600 and $3,500 depending on the system chosen and the condition of the concrete. Damaged or wet concrete increases preparation costs by 20 to 30%. A full polyaspartic system costs 20 to 40% more than standard epoxy.

Is an RBQ license required to install epoxy in Brossard?

Yes. For work on a residential concrete floor, the contractor must hold a valid RBQ license. You can verify for free on the RBQ website (rbq.gouv.qc.ca) by searching the contractor's name or license number.

When can you drive on the floor after installation?

With a standard epoxy system, you can walk on it 24 hours after application, and vehicles can return 72 hours after. With polyaspartic, the timelines are shorter: 6 to 24 hours for foot traffic, 24 to 48 hours for vehicles.

Can epoxy be applied over cracked concrete?

Yes. Cracks are filled with an epoxy crack filler before application. Significant structural cracks (more than 6 mm wide or with active movement) require evaluation, but most cracks in Brossard residential garages are treatable without issue.

How do you choose among epoxy contractors in Brossard?

Three questions to ask: (1) What method do you use to prepare the concrete? (correct answer: mechanical scarification), (2) Do you perform a moisture test before starting? (correct answer: yes), (3) What is your RBQ license number? If all three answers are satisfactory, you're in good shape.

Does epoxy resist road salt in a Brossard garage?

Professional epoxy systems do. Consumer kits sold at hardware stores, much less so. That's one of the main reasons we discourage DIY kits for Quebec garages exposed to harsh winters with long freeze-thaw cycles.
